Abstract

ABSTRACT

This study aims to analyze the existing condition of building maintenance and to develop a systematic, effective, and sustainable building maintenance model for the Faculty of Engineering Building at Universitas Alwashliyah Medan. The research employs a Research and Development (R&D) method with stages including needs analysis, field observation, interviews, questionnaire distribution, documentation study, structural testing using the Hammer Test, model development, validation, and product evaluation. Data were obtained from building managers, lecturers, students, and supporting documents related to building maintenance activities.The observation results indicate that the building condition is generally still suitable for supporting academic activities, although several minor damages were identified, such as fine cracks in walls, floor wear, minor roof leaks, and several supporting facilities requiring repair and routine maintenance. The questionnaire results show that users’ perceptions of the building’s physical condition, cleanliness, infrastructure, maintenance, and comfort are in the good category, with average scores ranging from 3.9 to 4.2. Documentation analysis reveals that maintenance activities have been carried out, but they are not yet systematically planned and optimally documented. Hammer Test results indicate that the concrete quality of structural elements such as columns, beams, and slabs meets the required standards and is categorized as good. Based on the findings, a building maintenance model was developed, consisting of maintenance planning, routine scheduling, damage prioritization, and periodic evaluation systems. The resulting model is expected to improve the effectiveness of building facility management, extend the building service life, and support the creation of a safe, comfortable, and sustainable academic environment.
